ESG Vision & Strategy
Stoneweg US is committed to providing innovative,
results-oriented, and sustainable real estate investment opportunities that produce life-enhancing financial, environmental, social, and governance (ESG) outcomes for our residents, investors, partners, and the communities in which our properties exist.
Our ESG approach includes the continuous pursuit of best practices in sustainable and responsible real estate investing that includes appropriate stakeholder engagement, governance, and risk management in accordance with the United Nations Sustainable Development Goals (UN SDGs).
Stoneweg US' strategy focuses on monitoring and benchmarking our ESG performance in alignment with the GRESB framework of industry best practices to tangibly demonstrate our leadership in the real estate industry to our stakeholders. Leading with ESG
ESG serves as the cornerstone for the way Stoneweg US conducts its business. Our Executive Leadership Team is committed to the integration of Stoneweg US' ESG Policy in all facets of our operations to achieve our ESG objectives and sustainability goals. This integration is critical, and serves as the foundation to what Stoneweg US describes as our “Top-Down Approach" to ESG. This "Top-Down Approach" recognizes that our Executive Leadership Team is responsible for the alignment, framing and positioning of our business policies and practices to ensure they are consistent with those of Stoneweg US' ESG Policy and that the organization is aligned, and thereby directly accountable for its success.
All employees of Stoneweg US are incentivized to support its ESG vision and strategy.
We refer to the implementation of our Sustainability Practices at the community level and across Stoneweg US' managed portfolio as our “Bottom-Up Approach" to ESG. This is where our ESG policy becomes tangible and makes an immediate impact. We believe this component of our ESG strategy is how Stoneweg US sets itself apart from our peers and demonstrates our preeminent ESG efforts. With robust support, and effective solutions geared towards monitoring performance, Stoneweg US leverages expertise and engages each community on practical and relevant sustainability matters to identify opportunities and improve results. Achieving success on issues like utility usage, renewable energy and emission reduction does not happen without boardroom support, but that is just the beginning. It takes a concerted effort from the site staff responsible for the day-to-day operations at each community, as well as the cooperation of the residents that choose to call these communities in which we invest and manage home.
Our Fundamentals & ESG
At Stoneweg US, we believe our identity is primarily defined by our people and our
culture. The more vested our team is in shaping a healthy corporate culture, the more intrinsic value we can create for our shareholders while promoting a high-performing environment that lays the
groundwork for success. We strive to shape a culture that is tangible, relatable, actionable, and
ultimately designed to deliver positive results.
In 2021, Stoneweg US propelled its vision of being a respected leader and a desired partner in the US multifamily real estate industry by implementing attainable values that we titled ‘The Stoneweg Way’; 29 Core ‘Fundamentals’ that integrate our corporate culture and act as a playbook on how the Stoneweg US team aspires to conduct our business. Adopted and inspired by the book “Culture by Design”, written by David J. Friedman, our ‘Fundamentals’ encompass four focus areas that include: Communication, Ways of Excelling, Team, and Attitude. Each key area carries its own set of “actionable” fundamentals which governs the team’s focus over the course of 29 weeks and is activated by: employee written insights that are shared and discussed internally, an interactive online platform that provides best practices, and tutorials and sharing our ‘Fundamentals’ with our external partners.
Our ‘Fundamentals’ are woven into our overarching ESG policies and initiatives, for a true 360-degree approach to inspiring a healthy corporate culture that does not solely rest on rhetoric, but rather on action.
As Stoneweg US continues to shape our ESG strategy and work towards fulfilling our vision, our ability to live “The Stoneweg Way” will prove instrumental in our collective long-term achievements as a company.

Effectively managing Sustainability and ESG related corporate responsibilities requires expertise. It starts with creating a solid policy foundation that is cultivated with the help of real estate experts. It then
requires the collection and organization of extensive qualitative and quantitative data comprised of: investment level attributes, energy and water consumption, waste production and diversion, energy sources, GHG emissions calculations, science-based climate goals, framework reporting, and benchmarking to create an Environmental Management System (EMS). With the help of industry-leading partnerships, Stoneweg US leverages the best expertise that bring our Sustainability and
ESG solutions to scale.
Utility & Waste Systems Management
Conservice is a leader in US multifamily real estate utility management solutions. Stoneweg US’ partnership with Conservice created an effective channel for capturing all ownership utility and waste data across the portfolio, organized a multipronged approach to capturing resident utility data consumption, automated the delivery of this data to various sustainability and ESG benchmarking platforms, and much more.
Electric Vehicle Charging
EV charging as an amenity through Stoneweg US' partnership with Xeal sets our apartment communities apart because we deploy sufficient and proven reliable charging ports to meet demand today, and strategically build capacity for expansion in the future. Though vehicles not owned by the company, or our investments are not included in our emissions scopes, we realize supporting our residents in transitioning away from combustion engines to personal transportation is a significant part of the big picture in terms of curbing global emissions.
Resident Credit Reporting
In the United States, an individual’s credit score determines one's access to the financial system and what an individual will pay to borrow money. Stoneweg US believes our residents deserve to have their good rental payment reported to the credit bureaus to either establish or build their credit history, which lays the foundation for future prosperity. Esusu is Stoneweg US’ preferred partner for resident credit reporting. Esusu also administers to zero-interest housing stability loan
program that supports our residents with financial assistance through times of hardship.
